Have a question that is not answered here?
Ask us. Construction requirements depend on the property, jurisdiction and scope. Send the location and a short description so we can respond with information that fits the actual project.
Start with the property and the goal
The same construction idea can have different requirements at two different addresses. A useful answer begins with the location, existing conditions, desired result and documents already available.
The answers below provide general guidance. Permit eligibility, product approvals, floodplain requirements, engineering and inspections are confirmed for the specific property and jurisdiction.
FAQ
Frequently asked questions.
Clear answers for planning the next step.
What construction services does Model Construction Corp provide?
Our primary services include impact windows and exterior doors, new-home construction, remodeling and additions, custom pools, pergolas, insulated roofs, screen enclosures and pool cages. Planned plumbing and air-conditioning work can also be reviewed when it is connected to a construction, installation or remodeling project.
Do you provide construction services that are not listed on the website?
Possibly. The website highlights our primary services, but every property and project is different. Send the property location, photographs, plans if available and a description of the work. We will review it based on scope, location, licensing requirements and current availability.
Does Florida's new $7,500 rule mean my project does not need a permit?
No. Project cost alone does not determine whether a permit is required. Effective July 1, 2026, certain qualifying work valued at less than $7,500 may be considered for an exemption after a written request and documentation are submitted to the local enforcement agency. The local jurisdiction makes the final determination, and structural, electrical, plumbing, mechanical, gas, roofing, pool, impact-opening and floodplain-related work may still require permits.
Do impact windows and doors still require permits in Cape Coral?
Cape Coral's official guidance states that window and door replacements requiring product approvals and anchoring remain permitted work. Property location, flood-zone requirements and the actual scope must be reviewed.
Can you build a custom pool for an existing home?
Yes. Custom pools can be considered for existing homes as standalone projects and can also be coordinated with new-home construction or a broader outdoor-living plan. Design, equipment, finishes and pricing are developed for the individual property.
Do you build complete new homes?
Yes. Model Construction Corp coordinates ground-up residential construction from early planning and permitting through construction, inspections and closeout.
Do you handle remodeling and additions?
Yes. We review whole-home remodeling, kitchens, bathrooms, additions and garage or lanai conversions based on the property, plans, permitting needs and affected building systems.
Do you provide emergency plumbing or HVAC service?
The services promoted on this website focus on planned construction, installation, replacement and remodeling projects. Emergency plumbing or HVAC service is not advertised through this site.
Is financing available?
Independent financing options are available for certain eligible home-improvement and remodeling projects through the providers shown on our Financing page. Approval, rates, fees and terms are determined by the provider or lender. These links are not presented as financing for new-home construction.
What areas do you serve?
Our priority Southwest Florida market includes Cape Coral, Fort Myers, Lehigh Acres, Naples, Bonita Springs, Estero, Port Charlotte and Punta Gorda. Nearby locations may be reviewed according to the project scope and current availability.
How do I request an estimate?
Use the website form, call (561) 260-5782 or email info@modelconstructionfl.com. Include the property city, project type, photographs and any plans or survey information available.
