Why Are My Impact Windows Fogging in Southwest Florida? 10 Checks Before Calling It a Seal Failure

Fogging does not always mean an impact window has failed. The location of the moisture—outside, inside or between the panes—helps separate normal condensation, indoor-humidity conditions, surface residue and a possible insulated-glass seal problem.

The short answer: first identify which surface is fogging

When an impact window looks foggy in Southwest Florida, determine whether the moisture is on the outdoor surface, the room-side surface or trapped between the panes. Exterior condensation can be a normal response to humid outdoor air meeting cool glass. Interior condensation points toward indoor moisture and surface temperature. Persistent haze between panes can indicate a problem with the insulated-glass unit.

Do not order a replacement from a photograph alone. Clean the accessible glass, record when the condition appears, measure indoor humidity and inspect the frame and surrounding wall for water. Impact performance, energy performance, condensation and water intrusion are related to different parts of the opening, so the diagnosis should separate them.

Why impact glass can still develop condensation

Impact-rated glass is designed as part of a tested opening-protection assembly. That rating does not prevent ordinary condensation. Condensation occurs when moist air contacts a surface cold enough for water vapor to become liquid. Glass temperature, indoor and outdoor humidity, air-conditioning settings, shade, airflow and product construction all influence what a homeowner sees.

ENERGY STAR explains that even efficient windows can experience condensation under certain conditions. A better-performing window may keep one surface warmer or cooler than another product, but no label eliminates the physics of humidity and surface temperature in every weather condition.

1. Use a simple test to locate the moisture

Start with a clean, dry microfiber cloth. Wipe the room-side surface. If the mark disappears, the moisture or residue was accessible from indoors. If it remains, safely check the exterior surface when it can be reached without a ladder hazard. A mark that cannot be touched from either side may be inside an insulated-glass space.

Inspect several windows, not only one. Note which elevations are affected and whether the condition changes after sunrise, rain, cooking, showering or a thermostat adjustment. A pattern across one side of the home suggests different causes than one permanently cloudy unit in an otherwise clear group.

2. Understand exterior morning condensation

Outdoor condensation often appears early in the morning when humid air contacts glass that cooled overnight. It may be heavier on shaded windows and disappear as sunlight or outdoor temperature changes. If the moisture wipes from the exterior and clears predictably, it is not the same condition as fog sealed between panes.

Check that water can leave exterior sills and nearby surfaces without collecting against sealant joints or finishes. Do not drill the frame, block drainage paths or apply a coating simply to stop exterior dew. If the pattern is new, persistent or accompanied by water inside, inspect the complete opening rather than assuming the weather is the only cause.

3. Treat room-side condensation as a moisture clue

Condensation on the interior surface means the glass is below the dew point of the room air at that location. In a Southwest Florida home, possible contributors include high indoor humidity, long showers, cooking moisture, an HVAC performance problem, an unusually cold thermostat setting or limited air movement at the window.

Measure relative humidity near the affected room and compare it with another area instead of relying only on how the air feels. EPA recommends keeping indoor relative humidity below 60 percent and ideally between 30 and 50 percent when possible. The practical goal is to manage the moisture source while maintaining comfortable, appropriate HVAC operation for the home.

4. Recognize possible between-the-pane fogging

A double-pane impact window may use a sealed insulating space as part of its glass construction. If the edge seal no longer maintains that space as intended, moisture or residue can appear between the panes. The haze may change with temperature yet remain impossible to wipe from either accessible surface.

That observation supports a glass-unit evaluation, but it does not by itself identify why the condition developed or which component should be replaced. Record the exact window, installation date if known, product label, photographs and weather conditions. The manufacturer or qualified contractor can then compare the unit with its documentation and available service options.

5. Rule out salt film, cleaning residue and surface damage

Coastal air, irrigation overspray, hard-water spots, construction dust and cleaner residue can create a cloudy surface that resembles internal fogging. Clean a small accessible area using the window manufacturer's approved method. Avoid abrasive pads, razor blades or chemicals that may damage glass, coatings, gaskets, finishes or sealants.

View the cleaned area from more than one angle and in different light. If the haze changes after cleaning, document what was used before applying it to every window. Scratches, coating concerns and mineral deposits require different responses from moisture inside an insulated-glass unit.

6. Separate condensation from water intrusion

Water on a sill after wind-driven rain is not automatically condensation. Inspect when the water appears, where it begins and whether there are stains, soft finishes, damaged sealant or moisture around the rough opening. A window can have clear glass and still need a water-management investigation.

The product, installation, wall system and exterior drainage details work together. Do not cover the evidence with interior caulk before the entry path is understood. A useful inspection distinguishes water forming on the glass from water entering through or around the opening.

7. Keep designed frame and track drainage paths open

Window frames and sliding-glass-door tracks may include drainage paths or weep openings intended to move incidental water toward the exterior. Paint, caulk, debris, insects or landscaping residue can obstruct them. The correct locations vary by product, so use the manufacturer information instead of drilling new holes or sealing every visible opening.

Clean accessible debris gently and observe whether water remains in places that should drain. If the frame is racked, a sash does not close correctly or weatherstripping is displaced, drainage cleaning alone may not solve the issue. Have the unit and installation inspected together.

8. Check HVAC operation and room airflow

Windows often reveal a moisture condition created elsewhere. Compare thermostat settings, indoor humidity, return-air paths and supply airflow in the affected room. Closed interior doors, blocked registers, dirty filters or an HVAC problem can change temperature and moisture patterns, but the system needs diagnosis before any one factor is blamed.

Heavy shades and furniture can reduce room-air circulation near glass. Open the covering temporarily and monitor the result. If multiple windows show interior condensation or the home feels damp, an HVAC and humidity review may be more useful than replacing a single window.

9. Compare product ratings without confusing their purpose

An impact approval addresses the product and installation conditions represented in its approval documents. Energy labels use separate measures such as U-factor and solar heat gain coefficient. Some rated products also provide a condensation-resistance value; a higher value indicates greater resistance under the rating method, not a guarantee that condensation can never occur.

Use the label and approval for the exact size, configuration and glass option proposed. Do not assume that any replacement glass preserves the impact-rated assembly. The compatible components and service method must come from the product documentation and manufacturer-supported process.

10. Document the condition before requesting service

Photograph the full opening and a close view of the haze. Record the date, time, indoor temperature and humidity, recent weather and whether the mark wipes from either side. Include the product label, permit record, contract or order information when available. This evidence is more useful than a single photo of cloudy glass with no context.

Ask the contractor or manufacturer to identify whether the recommendation concerns cleaning, humidity control, weatherstripping, frame drainage, insulated glass, sash replacement or the complete opening. Also ask what finishes may be disturbed and which documents should be retained after the work.
