A homeowner who wants fewer insects and wind-blown rain may need an enclosure solution, not a full conversion. Describe how the room will be used: casual seating, dining, office, exercise space or another purpose. Do not call it a bedroom unless the design team has reviewed every requirement associated with that use. 5. Design wall openings around impact-rated products

7. Redraw the thermal and moisture-control boundary
Once the lanai becomes conditioned space, its roof, walls, floor transitions, windows and doors form part of the home's exterior envelope. Insulation and air sealing should be designed as a continuous system rather than as separate products added wherever a gap is visible.
Southwest Florida humidity makes incomplete transitions especially noticeable. Unsealed penetrations, uninsulated roof areas or poorly detailed window perimeters can contribute to comfort and condensation problems. The approved energy documents and actual construction must agree on where the conditioned boundary is located.
8. Confirm HVAC capacity, distribution and humidity control
Adding square footage changes the conditions the HVAC system serves. A contractor should review the existing equipment, duct system, return-air path, room exposure, glass area and intended use before extending a supply duct. The correct answer is not determined by floor area alone.
A new supply without a return path or balanced air plan can leave the room uncomfortable and affect the rest of the house. A separate system may be considered in some designs, but equipment selection, condensate drainage, electrical capacity, controls and service access still need coordination. Portable units are not a substitute for project-specific mechanical planning.
9. Coordinate electrical, lighting and life-safety details
Document the existing receptacles, lighting, fans, switches and outdoor-rated components before the walls are closed. A converted room may need different circuit, outlet, lighting and device locations than the former lanai.
